Firstly, searching for available apartments on the Multiple Listing Service is easy.  
CLICK HEREChoose the county.  On the next page enter your email.  Then you will see a drop down menu--choose RESIDENTIAL FOR LEASE.  Enter the criteria you are looking for and the website search engines will come up with the properties that area available for rent based on the criteria you enter.  Your search will be automatically saved  and you receive ongoing and daily notifications of new rentals that come on the market.
 
Secondly, if you find a prospective rental property that you would like to see, contact KB Realty at info@KBsellsVA.com or by calling 703-455-0562, and the agent will be happy to make the arrangements to show you the property at a convenient time. The agent's fee is paid by the landlord and you do not have to pay for the service.
 
Thirdly, CLICK HERE to download the required application and paperwork. This way, if you find an apartment or house you would like to lease, you will have the application ready for submission.  Most of the time, time is of the essence in getting these applications in.
 
Fourthly, for most of the apartments listed on the Multiple Listing Service, a month's security deposit is required along with the first month's rent. A check for these are usually submitted with the application. There is usually a small application fee required as well. In some cases you can submit the application with the security deposit and pay the first month's rent immediately prior to moving in.
 
Fifth,  your application will be processed by having your credit checked and they may ask you for two recent pay stubs or last two years W-2 forms. Submitting these with the rental application is a good idea. Also, it is a good idea to submit a nicely presented resume with your application stressing all your strengths to the landlord. This may give you the advantage over another applicant in competitive situations.
 
Sixth, the Realtor gets paid by the landlord only if you mention that you have been working with a realtor.  If you go visit properties on your own, please mention that you are working with a realtor and please give the KB Realty name and broker, Ken Fradkin. If you rent this property, we get paid by the landlord and this helps us offset our costs of servicing our clients.
